The day a tenant hands back the keys, the clock starts. Every week a unit sits empty is a week of rent nobody collects, and the list standing between you and the next lease is almost never one big job. It's a running toilet, a dripping faucet, a door that sticks, a dozen holes where a TV and some picture frames used to hang, and a fence board the last tenant's dog finally pushed through. For property managers and landlords across Bentonville, Rogers, Springdale, and Fayetteville, that list is the whole job — and how you get it done decides how fast the unit turns.

We work a lot of these lists. One property manager we work with now sends us his turnovers exclusively: he texts us the address, we show up, and we fix whatever is on the list. This post is what we've learned from those turnovers — what belongs on the list, what to hand to a handyman, what needs a different trade, and how to keep the price from surprising anybody.

The short answer

Bottom Line Up Front

Hand the whole list to one insured handyman for one visit and one flat price. Pull out appliance repairs and anything that needs new wiring or a licensed specialist — everything else on a typical turnover goes in a single text.

Turnovers drag when every small fix becomes its own call, schedule, and invoice. Running toilets, leaky faucets, sticking doors, wall damage, cabinet fixes, fence repairs, and garage door problems can all be handled together, priced up front, so you know the number before the work starts and the unit is ready sooner.

What belongs on a turnover punch list?

A good turnover list is everything a new tenant would notice in the first week. Walk the unit the way they will: turn on every faucet, flush every toilet, open and close every door, and look at the walls with the furniture gone. The usual suspects are toilets that won't stop running, leaky or worn-out faucets, doors and storm doors that drag or don't latch, holes and anchors left behind by wall-mounted TVs, shelves, and art, cabinets that need adjusting or modifying, and fence sections that have gone loose or missing out back.

Figure 1 A toilet that won't stop running is one of the most common turnover items we see. The tank is open, the flapper and fill valve are exposed, and the repair kit is sitting on the seat — a small fix that keeps a new tenant from calling in week one and keeps the water bill from creeping up while the unit sits empty.

Why one list, one visit, and one price beats calling around

The slow way to turn a unit is to treat every item as its own project: a call for the toilet, a call for the door, a call for the fence, three schedules, and three invoices. The fast way is to hand the whole list to one insured handyman who can work through it in one trip. That's how our punch list service works. If the job is simple, like a basic faucet installation, we quote a flat rate over the phone. If it's a full list, we come out, go over it with you, and give you one price for the lot.

We don't like working by the hour, and we've written about why flat rates beat hourly billing in more detail. For a property manager, the reason is simple: you know the number before the work starts, so you can approve it, budget it, and move on to the next unit.

Tip — photograph the list during the move-out walk-through

Take a quick photo of every item as you write it down: the running toilet, the hole in the drywall, the gap in the fence. Text the list and the photos together. It cuts down on back-and-forth, it helps us price the list accurately, and it gives you a clean record of the unit's condition at move-out.

What a handyman should take on, and what needs a different trade

Most of a turnover list is handyman work, but not all of it. We don't do appliance repair. We do replace appliances, and that often means modifying cabinets and making things fit so the new unit sits right and everything is up to code. If an appliance simply won't run, that's a repair technician's call first. The same goes for anything that needs new wiring or a licensed specialist — put it on a separate list and we'll tell you up front which items aren't ours.

Hand it to a handyman

Small, mixed fixes that go faster together in one visit.

Items we take on

  • A toilet that runs, a faucet that drips, or a faucet that needs replacing.
  • Doors and storm doors that drag, rattle, or won't latch.
  • A replacement appliance that needs the cabinets modified so it fits right.
  • Loose pickets, leaning posts, or missing panels in the fence.

Call a specialist

Items that belong on a separate list for a different trade.

Items to pull out

  • An appliance that won't run and needs repairing rather than replacing.
  • A room that needs a new electrical circuit run to it.
  • Work that a licensed trade has to sign off on.
  • Anything you aren't sure about — ask us and we'll tell you which list it goes on.

Don't forget the outside: fences and garage doors

Turnover lists tend to stop at the back door, but tenants with pets look at the fence before they look at the kitchen. Loose pickets, leaning posts, and missing panels are all fence repairs we handle, and they're easy to add to the same visit as the interior list.

The garage door is the other one. If it's noisy, slow, or won't close all the way, add it to the list. Garage doors are a big part of what we do — the opener, the door, all of it — and more often than not a garage door repair call ends up as an install. We'll tell you which one it is before any work starts. You can see more on our garage door services page.

Watch out — the uninsured handyman in your rental

There's no license for a handyman, so asking whether somebody is licensed won't tell you much. Ask about insurance instead, and make sure they carry workman's comp. When someone is working in a property you manage, you want the right kind of coverage in place before they pick up a tool. We carry $2,000,000 in coverage, so everything is covered.

Speed matters, but so does trust

Realtors and property managers usually want the list done fast, and many don't mind paying a little more to get it done now. We offer same-day or next-day service on some projects, which helps when a new lease is waiting. But speed only helps if you don't have to drive over and check the work. The managers who get the most out of a handyman are the ones who can text an address and a list and trust that it gets done right. Our tips on choosing the right handyman cover what to look for before you hand anyone your keys.

“A property manager shouldn't have to babysit a punch list. Send us the address and the list, and let us work through it.”— Handy Dan

The turnover decision table

Read down the left column and match each row to an item on your list. Anything in the first column can go straight to us in one text. Anything flagged for a specialist goes on a separate list.

The bottom line

Most turnover lists are a pile of small fixes, and small fixes are fastest when one insured handyman takes them all in one visit at one flat price. Pull out the appliance repairs and new wiring, hand everything else over, and the unit is ready to show sooner. If you own your own place and want the homeowner's version, our punch list of fixes that add value is a good place to start.

If you've got a unit turning over now, send us the list. Onsite diagnostics are free, the price is flat and up front, and we work across Northwest Arkansas, from Bella Vista and Bentonville to Fayetteville.

Common Follow-Ups

Questions Property Managers Ask Us

Yes. That's exactly how one of our property managers works with us: he texts the address, we show up, and we fix whatever is on the list. If the list is long, we may come out first to go over it and give you a price before any work starts.

We prefer not to. Simple jobs get a flat rate — a simple faucet installation is $150 — and for a full punch list we go over it and give you one price. You know the number up front, so there are no surprises when the invoice comes.

There's no license for a handyman, so technically nobody is. What matters is insurance, and the right kind of it. We carry $2,000,000 in coverage, so everything is covered.

We don't do appliance repair. We do replace appliances, including modifying cabinets and making things fit so everything is up to code and done right. If an appliance won't run, call a repair technician first, then send us the replacement if it needs one.

Same-day or next-day service is available for some projects. How long a full turnover takes depends on what's on the list, so send it over and we'll give you a straight answer along with the price.

No. Onsite diagnostics are free. We'll look at the list, tell you what we'll handle and what belongs with a different trade, and give you a flat price.
